What does it cost?
We charge 3% for our services (marketing, listing on the local MLS, professional photos (including drone), etc). You can also expect repairs negotiated with buyers, possible compensation for the buyer's agent, attorney fees, prorated taxes, attorney fees, etc. At the listing meeting mentioned above we can discuss this more in depth.

What if I have repairs to be made?
If you know there are repairs that need to be made before listing your home do so now and be prepared to disclose any issues and every thing you know about your home. Good things to note to tell your agent: age of roof, age of HVAC, age of water heater, and any updates you've made to your home.

What's with the new NAR rule?
In August of 2024, National Association of Realtors implemented a rule that buyer's must have a written agreement before viewing homes with an agent. So why start now? This has always been a practice just never a rule. It's all about being transparent about how an agent must be compensated. You as a seller are not required to compensate a buyer's agent but it's important for us to discuss the pros and cons. Schedule a listing meeting so we can speak in depth.
